05 Commissioning & handover

The building is finished. The learning starts.

A working installation matters. So does a handover that gives the people running the home a clear understanding of its systems.

From installed equipment to an operable home

Commissioning is the point where installed systems are checked, adjusted and demonstrated against the agreed design and project requirements. It needs to be planned into the programme, with appropriate access, utilities and completed preceding works—not squeezed between practical completion and opening.

For a care home, the handover should make the everyday operation of heating, hot water, cooling, electrical systems and any renewables clear to the people responsible for them. Exact testing and documentation requirements will depend on the agreed scope and applicable project standards.

What the operator needs to know

System purpose, equipment locations and the relationship between the main components.

How to operate it

Normal settings, controls, schedules and who should be able to change them.

What to watch

Relevant alerts, monitoring information and what the team should do when something is not behaving as expected.

How to look after it

Access points, routine care and the documentation needed to plan maintenance.

Make time for the people who will inherit the building

The registered manager, estates team and other nominated staff may each need a different level of explanation. A clear demonstration and well-organised records are more valuable than a folder nobody can navigate.

Project team checklist

  • Agree commissioning responsibilities and sequence
  • Allow access and time to test connected systems
  • Record outstanding items and ownership
  • Confirm required project documentation

Operator checklist

  • Nominate staff for system demonstrations
  • Clarify day-to-day control permissions
  • Understand maintenance and water-hygiene responsibilities
  • Know where to find records and whom to contact
